Financial Reporting Purposes

We provide valuation advice for Company, Trust and Superannuation Fund Compliance purposes. Our reports and methodologies comply with Australian & International Accounting Standards.


Our advice further complies with Treasury Policy TPP14-1, AASB 13 Fair Value Measurements & AASB 116 Property, Plant & Equipment for Government clients.

Land Tax Appeals

Land values are used in the determination of Land Tax and Council Rates. Objections to a land value assessment generally require supporting evidence to succeed. We have experience in providing valuations to support your objection.

Rent Reviews

We provide rent review valuations & services for large & small premises. We can determine the fair current market rent for both landlords and tenants for all property classes.

CGT Purposes

We provide valuations for Capital Gains Tax (CGT) purposes satisfying the Australian Taxation Office (ATO) requirements. Typically, CGT valuations are required for the sale of an investment property. While the family home is exempt from CGT, the ATO may deem a CGT debt if;

  • temporary vacancy (e.g., the owner vacates then later returns)

  • subdivision

  • granny flats & home offices

We recommend that you discuss your situation with your tax accountant prior to instructing us.

Stamp Duty Purposes

We provide professional valuations for Stamp Duty assessment purposes. Typically, Stamp Duty valuations are required when transferring property between related parties.

Compulsory Acquisition

We have extensive experience providing valuation advice for either a full or partial compulsory acquisition. We have previously acted as the determining valuer for the NSW Valuer General in addition to assisting both dispossessed owners and Federal, State, & Local Government clients.

In most circumstances our fees are covered under the Act.

Estate & Probate Matters

We provide valuations for both executors & beneficiaries to avoid potential disputes arising from the estate selling below market value or the value for respective beneficiaries to buy each other out.

Strata Title Matters

Variations to the original Strata Plan give rise to a valuation where the Unit Entitlement is affected. Examples include;

  • acquisition of a portion of common property;

  • granting of exclusive use rights;

  • revaluation of unit entitlement;

  • rental of common property;

  • addition of balconies to building;

  • conversion from Company Title to Strata Title;

  • dissolution of a Strata Title Scheme

Expert Witness

We can prepare reports for either mediation or litigation purposes; having prepared reports for Supreme Court, Magistrates Court & Family Law / Federal Circuit Court reliance. We adhere to the Expert Witness Code of Conduct.

Building Insurance Valuations

Several factors need to be considered to ensure an adequate level of insurance cover. The reinstatement cost needs to include allowances for the removal of debris, professional fees, & the rise/fall in construction costs over the reinstatement period.

Pre-sale/purchase Valuations

Any decision to transact has uncertainty. A valuation provides reassurance & can be a valuable negotiation tool.
